The following are policies that apply to all of our properties.
Availability – Our units are available on a first come, first serve basis as they appear on our Reservation Request Form. They are also based on the following requirements:
- Verifiable employment and/or income of 2 times the amount of monthly rent.
- 3 rental references or proof of home ownership
- Clear background, credit and eviction check
We only require a 7 day notice for tenants to move out, so we typically do not know our availability until one to two weeks in advance.

Once we have a unit available to reserve, it can be reserved with a $300 security deposit and held for up to 3 days after the date that the unit becomes ready to move in. If you make a reservation, then need to cancel, we require a 48 hour notice. If you do not give 48 hours notice, your deposit will be refunded, less two days of pro-rated rent.
Check In – Check in is by appointment only. Our office handles 5 complexes, so we are not always in the office. Please call (803) 366-9421 in advance to arrange your move in, once your reservation has been accepted and your deposit paid.
Check Out – Check out time is 12 noon. Please be advised that an additional day of rent will be charged to you account if your keys are not turned into our office by 12 noon. We do have a drop box in case we are not at the office. It is located across from our front door, on the post. Note that it may be possible to arrange a late check out, by calling our office in advance. Please make sure your keys are labeled. Rent will continue to accrue until we receive your labeled keys. Do NOT leave them in the unit when you move out.
In order to receive your deposit back in full, please make sure the entire apartment is cleaned to it’s original condition when you moved in.
Cleaning includes, but is not limited to, the following:
- Washing all linens, except for comforter, and leaving them folded on bed.
- Cleaning refrigerator, freezer, oven and microwave.
- Cleaning bathroom, toilets and bathtub/shower
- Mopping and vacuuming all floors
If the apartment is not cleaned and turned in to it’s original condition, a minimum of $50 for a cleaning charge will be deducted from your deposit.
Rent – Rent is due by the anniversary date of your move in date. If you move in on the 10th of the month, your rent is due by the 10th of the following month, and each following month until you give us a 7 day notice to move out. Your last month will be pro-rated. We do have a 5 day grace period, but if rent is over 5 days late, a late fee of $40 will be charged to your account. We accept credit cards, money orders cash and checks. You may pay your rent by calling our office with your credit card information. It will credit same day.
Pets – We do not allow dogs or cats. Pets may be conditionally approved by our management in rare situations, depending on our individual property restrictions and type of pet.
Internet Access – We provide internet access in all properties, excluding our individual condos at Riverview Villas and Eagles Landing. This access is not guaranteed and is provided as a courtesy to our tenants. It is for web browsing and email. We prohibit any type of streaming or downloading. Illegal downloading, such as music, movies or TV shows is STRICTLY prohibited. Any illegal downloading, as reported to us by our ISP, we will forwarded to Federal authorities. Note: Should you wish to get your own high speed network for streaming, etc, this can be done through Comporium Communications.
